Completed in 2021, The Saratoga Health Center, Building 1, is a 60,000 square foot three story medical office building strategically located on the northeast corner of Redwood Road and Pioneer Crossing in Saratoga Springs, a focal point of the areas commercial development. At its construction, this building claimed the title of the tallest building in the city. Offering class A office space, it boasts stunning views of Utah Lake, premium exterior crown signage, beautiful interior high ceiling lobbies including a fireplace, optimal visibility, and convenient property access. Positioned as the leading medical office building in northwestern Utah County, it houses esteemed medical and dental providers such as Premier Family Medical, Southwest Spine and Pain, Utah Valley Dermatology, Rogers Foot and Ankle Center, Tiny Bites Pediatric Dental, Matthews Implant and Cosmetic Dentistry, and Hanger Clinic among others.

Continuing in Thrive’s tradition of out of the box design and function, 106 Exchange II provides our tenants a striking building with all the amenities our tenants have grown to expect.  These amenities include a 24/7 fitness center with private showers and lockers, a common lounge area with a kitchen, dining area, pool table, several TVs, and sitting areas.  The building also provides a private covered parking garage.  It has one of the largest outdoor patios of any office building in the state.  A backup generator, fiber internet, and top of the line heating and air system will ensure that our tenants can comfortably and efficiently operate their businesses.  Located just west of I-15, the 106 Exchange Office Center offers quick access and centrality to all of the Wasatch Front.  This building is home to tenants ranging in size from as small as 120 square feet up to 30,000 square feet.  Thrive strives to facilitate any user’s needs and business goals.  Several of our tenants have an ownership position in this building.  One more example of Thrive putting tenants first and building a center that helps every user love where they work everyday.

The Arboretum Luxury Apartments is a 162 unit apartment community located on the Boise River in East Boise, ID. This project is truly class A, with podium parking under 4 levels of housing. With the resident’s comfort and convenience in mind, the property amenities include a 24-hour fitness center, an outdoor pool, a business office and lounge, a yoga studio, and indoor bike storage. The units offer the residents dwelo smart home technology (lights, locks, and thermostats), open gourmet kitchens, quartz countertops, undercounted sinks, and subway tile backsplashes.

Thrive recognized the need for a blend of luxury and affordability in Heber Valley, and has effectively met this demand, delivering a project that prioritizes design and livability. With spacious open floor plans, the townhomes offer three, four, and even five bedrooms, each adorned with contemporary finishes to create an inviting atmosphere. Residents can enjoy the serene views and natural beauty of the area, making The Springs at Coyote Ridge a tranquil and stylish place to call home.

The River Heights Medical Building in South Jordan, UT is one of the most stunning and prominent buildings in the southwest Salt Lake Valley.  Working with visionary doctors and an amazing design team, Thrive assisted and consulted the ownership group of doctors throughout the development process.  Thrive’s role in the project was to act as a consulting developer and did not hold an equity position in the building.  Thrive assisted the owners in establishing project budgets, determining the best partnership structure and disposition plan, Thrive helped to coordinate financing with a local lender, oversaw the design and engineering team, facilitated all necessary entitlements and city coordination, worked closely with the general contractor acting as an owner’s rep through construction, listed the individual office condos for sale and oversaw the successful sales of the units, and assisted the each owner and tenant with their interior design and construction of their tenant improvement work.  It was a pleasure being part of this team and helping these doctors realize their dream.

106 Exchange has become a marquee office development for Thrive.  Too often the same cookie cutter building is being constructed without character or architectural intrigue.  Thrive believes that we have an obligation to build something that will be architecturally pleasing to our neighbors for years to come.  106 Exchange was designed around the personality image of our tenants.  This unique building houses a tech company, Xima, a law firm, York Howell & Guymon, a real estate firm, Presidio, and a financial services company, Integrated Financial.  These companies wanted to portray a new, bold look and feel while maintaining a professional and competent impression with the business community.  106 Exchange is a seamless blend of contemporary and corporate, bold and business, and fresh and formal.  Some of the building features include a large public patio which continues to be used for corporate events, a private and secured underground parking structure, open truss ceilings, an indoor basketball court, shower rooms, secured key-less access system, and private tenant balconies. 106 Exchange proved to be so successful to our tenants and are equity partners that we purchased the adjoining property and started construction on a second phase, 106 Exchange II.

Complementing this, the health center also houses Dry Creek Physical Therapy, the Deliberate Wellness Center, and the Vineyard Eye Care Center, contributing to the expanding medical community in Utah County. Thrive takes pride in its involvement of the development and construction of this vital community asset. Our contributions included providing condominium units to esteemed medical providers including; Alpine Pediatrics, Valley Women’s Health, and Excel Eye Center, enhancing the healthcare landscape in Utah County. Boasting modern architecture and distinguished crown building signage, Saratoga Health Center 2 stands as a remarkable addition to the ongoing commercial development in Saratoga Springs, Utah.

The Parkway Office project in South Jordan, UT was developed for a partnertenant, Pearson Butler Attorneys at Law. This is a two level 21,650 square foot corporate office building featuring beautiful modern architecture inside and out. The tenants offer the residents of the South Salt Lake Valley a mix of professional services including Pearson Butler Attorneys at Law, First Colony Mortgage, and Common Sense Financial Planners. Orem Keller Williams

The Orem Keller Williams was built in partnership with the owners of the Keller Williams real estate office.  Thrive acted as the owner / developer of the project and entered into a strategic partnership with the owners of Keller Williams for them to purchase the building upon its completion.  This facilitated more flexible financing terms for the owners ultimately reducing their cash out of pocket allowing them apply more of their money towards growing their business.  This building was the second building developed and sold to this ownership group by Thrive.  Nothing says satisfaction like repeat business.  The Orem Keller Williams Building houses the Keller Williams real estate company along with a mortgage lender and a title company.  A daylight basement was built featuring state of the art business presentation facilities and combines indoor / outdoor areas perfect for business meetings, trainings, presentations, and receptions.  The unique architecture sets this building apart and is prominently located just east of I-15 in Orem.  This building is an example of Thrive’s creativity in finding an ownership solution that works for both developer and tenant.

“I could not have found a better developer in Utah. The team from Thrive helped me make my dream a reality when they designed and built a 20,000 square foot building to house my company (and additional tenants) in South Jordan.  They did everything for me from start to finish. I told them what I wanted. They arranged for an architect to draft the plans. I needed financing. They arranged for me to meet with a phenomenal finance team. They arranged the construction loan and even found investors to help me bridge the financing gap from construction to final acquisition. They dealt with the construction crew. I did absolutely nothing beyond showing up at weekly meetings where Thrive employees and subcontractors (each assigned a specific task) were held accountable by the project manager assigned to me. The Eagle Mountain Health Center is 14,600 square foot two-story medical office center located at the entrance to the high growth community of Eagle Mountain, UT. With the population boom of northwest Utah County, medical services have been sorely needed in this area. In partnership with the Mountain Point Medical Center of Lehi, UT, Thrive developed this building as the medical hub for Eagle Mountain City. Our tenants include Mountain Point Medical Center, Premier Family Medical, Revere Health, and Beyond Limits Physical Therapy. Angela Evatz, MBA, Mountain Point Medical Center’s Assistant Administrator said this of her experience with Thrive:

One of the most difficult things to accomplish in design is to create something unique, but well done and beautiful.  The Union Peaks Building has quickly become recognized as just that, a very unique and beautiful building, unlike anything in our market.  Thrive values creativity and we hold ourselves to a higher standard of design.  Our buildings will be landmarks for decades and it is our obligation to our community to build attractive buildings that our neighbors can enjoy every day.  We took that value to heart when we and our partner in the building, Mint Construction, designed our new corporate headquarters building.  The Union Peaks Office Building features two prominent roof peaks in harmony with the majestic Wasatch Mountains to the east of the building.  These peaked roof systems allowed for incredible interior design options for our tenant improvements. The views to the both east and west are amazing.  Our site sits on a ridge to the east which will forever protect our mountain views, a view that encompasses from downtown Salt Lake to the south end of the valley.  Amenities in this building include a fireplace in the lobby, a shower and locker room, a patio with a grill, and a combined basketball and pickleball court.  We truly love where we work and look forward to coming into the office each day.

The Pony Express Plaza is a medical office building located on the most prominent corner in Eagle Mountain, Utah, Ranches Road and Pony Express Parkway.  The building provides highly demand medical services in one of Utah’s fastest growing communities.  This multi-tenant building is home to a pharmacy, a pediatric dentistry group, a family practice physician, a pediatrist, and a general dentist.  This building was designed to give our tenants maximum exposure and prominent building signage.  Thrive develop this building with the details in mind to ensure the patient and doctor have the best possible experience.  Thrive believes that our users should love where they work every day and their patrons should always feel safe and comfortable while enjoying our properties.

The Highlands Health Center is another Thrive medical office building strategically located in a fast growing and changing market.  Thousands of homes continue to be built in this western section of the Salt Lake Valley.  The Highlands Health Center has been built to bring medical and dental services to this growing community.  Located on 7800 South near the Mountain View Corridor, the Highland Health Center is very accessible and offers our tenants excellent signage options.  The beautiful courtyard connects our tenants and makes access to their entrances very easy for their patients.  This simple architecture presents clean and fresh lines promoting clean and fresh medical services.  The natural stained wood conveys comfort and warmth.  This blend of freshness and warmth is the perfect combination for a medical office building.

The Herriman Health Center is a 17,010 square foot medical office condominium building. There we assisted Rosvall Orthodontics, Herriman Family Dental, Kids Barn Pediatric Dental, and Family Focused Eye Care get into brand new offices. In addition to each owning their own condominium units, these doctors all enjoy beautifully designed and functional medical office spaces. They have quality and visible signage on the building. Their building is centrally located off 5600 West and Herriman Main Street. Here is what Dr. Michael Rosvall, DDS had to say about his experience with working with Thrive and getting into a new office space:
